Ashford Park II Condominiums

Due to water intrusion issues, all of the building enclosure components required replacement, presenting the Board with a silver-lining opportunity to modernize the complex’s appearance.

Amento Group conducted an investigation of multiple structural issues, resulting in legal action between the condo association and the developer. Our team assisted the association by prioritizing repair recommendations, developing plans for improvement of the waterproofing details, modernizing the complex with a new exterior scheme (which also saved on construction costs), and providing inspection services for the remediation construction.

These 59 townhouse-style condominiums in Redmond are housed within 19 wood-framed buildings.

Building Investigation

Our Building Investigation team conducted an investigation of various problems, including structural and fire code discrepancies resulting in legal action between the Association and the Developer. During the proceedings, we provided additional support and detailed repair recommendations, which were utilized as the basis for damages.

Construction Management

Working with the Board, our Construction Management team prioritized these repair recommendations and assisted in presenting this information to the Association prior to a vote for funding and loan procurement. As construction manager, we oversee all aspects of the project scope, schedule, and budget.

Architectural Services

Through effective communication with our Investigation and Construction Management teams during design development, our Architectural Services Division prepared cohesive specifications and construction documents to improve the waterproofing details of the building, while being sensitive to overall aesthetics. Our Architectural team developed an attractive color scheme to modernize the complex and simplified the material palette, reducing construction costs while updating the appearances of the buildings and minimizing complicated detailing.
